🏡 “What Should I Renovate First?” (Your House Can’t Talk, But Here’s What It Would Say)

Straight talk from a Jersey Shore builder who’s seen what happens when people start with the pretty stuff first.

👋 Hey, Homeowner. It’s Me — Your House.

Look, I’m glad you’re thinking about fixing me up.
I’ve been patient through a lot: that 1980s bathroom, the saggy back deck, the fridge that makes that weird buzzing sound...

But before you go picking tile samples or new kitchen colors, I’ve got a few things to say — because some projects are more important than others.

1. “If I’m leaking, don’t give me granite.”

I get it. That Instagram kitchen is calling your name.
But if my roof leaks, or my basement floods, or my windows whistle every time the wind blows, we’ve got bigger problems than subway tile.

💡 Start with the structure, shell, and systems — the stuff that keeps water out, air in, and everything working right.

2. “If my electric’s from 1957, maybe fix that before the backsplash?”

Old electrical, crumbling plumbing, or soft spots in the subfloor?
⚡ That’s not character — that’s risk.

It’s always cheaper (and safer) to update the behind-the-walls stuff before you add pretty finishes over it.

3. “Let’s make a plan before you gut the kitchen.”

Even if you’re going room-by-room, it pays to zoom out.

  • Are you thinking of an add-a-level down the road?

  • Will that new bathroom tie into an old plumbing stack?

  • Is the HVAC sized for the whole house?

📐 A simple plan now can save you thousands later — and a good contractor can help you think through things you might not even know to ask yet. That’s part of the job.

4. “Fix what matters, not just what’s visible.”

It’s tempting to focus on what guests will see. But you live here.
If the insulation’s terrible, or the windows make the room feel like a freezer, let’s fix those first — your future self will thank you.

5. “If I had a voice, I’d say: start with what makes me safer, stronger, and smarter.”

So here’s your cheat sheet, in this order:

✅ Start With:

  • Roof

  • Windows

  • Foundation / Structure

  • Electrical / Plumbing

  • HVAC

  • Insulation

  • Drainage / Water issues

✨ Then Go For:

  • Kitchens & baths

  • Flooring

  • Paint & trim

  • Fixtures

  • Decks / patios

That’s how you build a house that looks good — and lasts.
